Project scale: a) The total area of land to implement the project: about 240.6 hectares; with expected population scale: 48,000 people. b) Preliminary structure of housing products and land fund for social housing development: - Estimated land area for house construction is 69.4 hectares, of which: High-rise apartment buildings (social housing): estimated land area is 13.9 hectares; Adjacent houses: estimated land area is 36.6 hectares; Villas: estimated land area of 18.8 hectares. - Land fund for social housing development: about 13,9 hectares. c) Preliminary construction investment plan: To build an urban area with synchronous technical and social infrastructure on the total land area, details as follows: + Commercial, service and public works on a total land area of 289,692 m2, maximum construction density: 65%, maximum height of 4 floors, construction floor area: about 700,085 m2. + School works: To build 01 high school with an area of about 25,902 m2, construction density: about 40%, maximum height: 5 floors; 05 nursery schools with an area of about 32,592 m2, construction density: about 40%, maximum height: 3 floors; 03 primary schools with land area: about 27,326 m2, construction density: about 40%, maximum height: 4 floors; 02 secondary schools with an area of about 21,533 m2, construction density: about 40%, maximum height: 4 floors; 01 inter-level school with an area of about 15,620 m2, construction density of about 40%, maximum height: 4 floors. + Green park, landscape lake... total area: 411,717m2; + The system of roads connecting the internal and surrounding areas with a total area of 878,813m2; technical infrastructure works with an area of 8,865 m2. The project's traffic axes will be invested and built according to the cross-sectional scale determined in the approved city traffic plans. + Construction of low-rise commercial housing areas and social housing areas (high-rise apartment buildings) on a total land area of 693,631m2
